Seltzer‘s Loan Servicing Department is dedicated to overseeing the completion of construction developments and providing ongoing loan servicing in full accordance with the loan agreements. Our primary responsibility is to mitigate potential risks for our clients throughout the construction phase. This involves meticulously reviewing construction draw documentation, encompassing hard cost payment requests, soft cost invoices, lien waivers, conducting site inspections, and verifying clear title evidence. These measures are essential for facilitating the development’s ultimate completion and the issuance of Certificates of Occupancy/Completion.

Following the successful completion of a development, our responsibilities extend to continuous monitoring. This includes verifying the appropriate insurance coverage remains in place, managing the timely remittance of real estate taxes, handling UCC filings as needed, and invoicing loan payments in accordance with the terms outlined in the loan documents.
